01Scaffolding for chimney repointing and flashing repairs
Repointing can need access around several faces of a stack, while a flashing repair may concentrate on the junction with a particular roof slope. Ask the contractor to identify the repair area and working positions. That description is more useful than a request for chimney scaffold with no explanation of the work.
Show the stack in relation to the whole roof, then include the property height and any extension beneath it. Photographs from ground level can clarify the scope; a site visit may still be needed to assess dimensions, support positions and any design requirements before an arrangement is confirmed.
02Chimney rebuilding, reduction and removal
More extensive stack work can involve different handling requirements and a longer programme than a local mortar repair. Explain the intended extent of rebuilding or removal, the trade carrying it out and how materials will be handled. Include drawings or other project information already prepared for the building work.
The access arrangement does not decide whether structural alterations are appropriate or which approvals the building work requires. Those matters belong with the relevant professionals. The provider needs their intended scope so the scaffold can be assessed for the activity, including any special working platform or loading requirements.
03Central stacks, shared chimneys and restricted ground space
The chimney’s position matters because the supporting access may need to reach beyond a straightforward platform at the eaves. A stack near the ridge, beside a gable or above a rear addition can each present different site conditions. Include the roof outline and the space below rather than concentrating only on the damaged brickwork.
For a shared stack or work near a boundary, explain who is arranging the job and whether the access affects neighbouring land or another roof. Resolve third-party permissions separately before relying on that space. A scaffold booking does not itself authorise access to a neighbour’s property.
04What to include in a chimney scaffolding quote
Send the postcode, a whole-building photograph, the stack’s position and the roofer or bricklayer’s description. State whether the job covers mortar, flashing, rebuilding or removal, and give the expected working dates. If roof repairs follow the chimney work, include that stage before the hire period is agreed.
A useful quotation identifies the intended access, erection, hire period and dismantling, with any additional requirements clearly explained. Height, roof geometry, obstructions, ground access and the proposed use all affect the scope. The smallest visible repair does not necessarily mean the simplest scaffold arrangement.
